AIG Developers has revealed the first architectural rendering of 323 Lenox Road, a seven-story condominium property in Flatbush, Brooklyn. Designed by Studio C, the building will comprise 47 one- and two-bedroom homes, the majority of which will offer private outdoor space.
Units will come outfitted with 10-foot exposed concrete ceilings, floor-to-ceiling windows, and wide-plank gray oak flooring. The kitchens will feature matte gray lacquer cabinetry, gas ranges, and name-brand dishwashers.
Amenity spaces include a landscaped rooftop with dining tables and outdoor seating, a resident lounge with workstations and communal dining tables, storage units, bike storage, and a fitness center. Beyond general equipment and machines, the fitness center will also offer a dry sauna and a dedicated yoga room.
The rendering shows the building clad in a gray paneling system with an orderly grid of widows featuring protruding black frames. Two columns of stacked balconies rise up the center of the structure.
Homes at 323 Lenox start at $499,000 for a one-bedroom, $579,000 for a one-bedroom with a home office, and $715,000 for a two-bedroom. According to The Corcoran Group, the exclusive sales and marketing team for the property, sales will launch this month with occupancy expected this fall.
“Reasonably priced homes are scarce in the current housing market, but with the introduction of 323 Lenox to the Prospect Lefferts Garden community, new beautiful homes are available at an affordable entry point,” said Roni Dotan, whose team is exclusively handling sales. “Buyers who were on the fence but weren’t sure they could take the plunge into homeownership should visit us and see that they can afford a luxurious home with top-tier amenities.”
